Pool Leak or Evaporation?
Every outdoor pool in Singapore loses some water to evaporation, all year. A pool leak is water loss above that amount.
These signs point to a leak, not only evaporation:
- The pool needs more top-up water than it did before
- Wet or soft ground near the pool, the pipework or the plant room
- Water at the pump, the filter or the valves in the plant room
- Cracks in the pool shell, or gaps at a skimmer, a return inlet or a light niche
Where Pool Leaks Occur and What We Repair
A pool leak can be in the pool, under the ground or in the plant room. We check each part, then repair the part that leaks.
Pool Shell & Fitting Leaks
The pool shell is the concrete structure that holds the water. Each fitting, such as a skimmer or a return inlet, passes through the shell, and the joint around it can leak.
- Cracks in the pool walls and floor
- Skimmers (the openings at the waterline that pull in floating debris)
- Return inlets (the outlets that send filtered water back to the pool)
- The main drain and light niches in the pool floor and walls
When the finish must be replaced
A large area of failed tiles or plaster needs a new finish. See pool resurfacing.
Pool Pipework Leaks
Pipes carry water from the pool to the pump and filter, and back again. Most of this pipework is under the ground or the pool deck, so a pipe leak is often not visible.
- Suction lines (from the skimmers and the main drain to the pump)
- Return lines (from the filter back to the return inlets)
- Pipe joints, unions, flanges and valves
- Pipework in the pump pit and the plant room
Pump, Filter & Plant Room Leaks
Seals and gaskets in the plant room wear out with use. A worn seal lets water out each time the pump runs. We replace the seal, and we repair or replace the pump if the leak has damaged it.
- The pump shaft seal (the seal between the pump and its motor)
- The filter lid seal and the valve seals
- Pump and filter housings, unions and connections
Overflow Pools & Balancing Tanks
Many condo, club and hotel pools are overflow pools. Water flows over the edge into a channel and then into a balancing tank, which holds the water level steady. On these pools, we also check the parts that control the water level.
- The balancing tank and its float valves
- Level sensors and solenoid valves (electric valves that open and close the water supply)
- Overflow pipes from the channel to the tank
Pool Leak Repair for Homes, Condos and Commercial Pools
The work is the same on each type of pool. The rules around a closure are different.
Private Pools at Landed Homes
A pool at a landed home does not need an NEA licence. You decide when the pool closes for the repair.
Condos and MCSTs
A condo pool is a licensed pool. If the repair closes it, the MCST must tell NEA before the closure. We give the MCST the dates and the scope of the work for the notice.
Clubs, Hotels and Commercial Pools
Before a licensed pool reopens after a repair, it must be cleaned, disinfected and pass all the regulated water tests. We plan the repair around the closure dates.
Swimming pools only
We do not repair household plumbing, ceiling leaks or spas. For other pool faults, see pool repair.
Pool Leak FAQs
Is my pool leaking, or is the water lost to evaporation?
Every outdoor pool in Singapore loses some water to evaporation, all year. A bucket test separates the two: a container of pool water stands on a pool step, both water levels are marked, and the drops are compared after 24 hours. A larger drop in the pool points to a leak. During the inspection, Pool Experts SG looks for the source and confirms whether a leak exists.
Which parts of a pool can leak?
Water can leave a pool through the shell, through a fitting in the shell such as a skimmer, a return inlet, the main drain or a light niche, through the pipework, or at the equipment in the plant room, such as a pump shaft seal or a filter lid seal.
Do you repair the leak, or only find it?
Both. Pool Experts SG finds the source first, because a repair needs the correct location. It then sends an itemised quote, and it starts the repair only after the quote is accepted.
Does a condo pool have to close for a leak repair?
Some repairs need the pool to close. If a licensed pool, such as a condo pool, closes for a repair, the licence holder must tell NEA before the closure. Before it reopens, the pool must be cleaned, disinfected and pass all the regulated water tests.
Do you repair leaks in a spa, hot tub or jacuzzi?
No. Pool Experts SG repairs leaks in swimming pools. It does not service or repair spas, hot tubs or jacuzzis.
Do you repair household leaks, such as a ceiling or bathroom leak?
No. Pool Experts SG repairs leaks in the swimming pool, its pipework and its plant room. It does not provide household plumbing, ceiling leak repair or building waterproofing.
