What One Maintenance Visit Includes
Pool Experts SG provides swimming pool maintenance as a contract, not as a one-off job. Each visit follows the same checklist.
Routine cleaning is part of the visit. One team services the water, the plant and the pool on the same day.
- Water testing and chemical balancing. Pool Experts SG tests the water and balances it on every visit. See pool water testing.
- Chemical dosing. Pool Experts SG checks the automatic chemical doser and tops up the chemicals. See chemical dosing and water balance.
- Filter backwashing. Sand filters get a backwash and cartridge filters get a clean, based on the pressure gauge, not the calendar.
- Strainer cleaning. Pool Experts SG clears the pump strainer basket so the pump keeps its flow.
- Plant inspection. Each visit includes a check of the pump, motor, control panel, timers and alarms in the plant room.
- Overflow channel and balancing tank service. Most condo and hotel pools are deck-level overflow pools. On these pools, Pool Experts SG checks the perimeter overflow channels, the balancing tank level, inlets and screens.
- Routine pool cleaning. The contract includes routine cleaning on each visit: skimming, brushing the walls and steps, vacuuming the floor, cleaning the waterline and emptying the skimmer baskets. See pool cleaning.
Visit Frequency
Pool Experts SG agrees the visit frequency with the client and writes it into the contract. A busy condo or hotel pool needs more frequent visits than a residential pool used by one family.
For a licensed condo, club, hotel or commercial pool, the contract follows the NEA compliance cadence below. The visit schedule makes sure that the monthly laboratory sample is taken inside the month it counts for, because a missed month cannot be made up.

On every visit
Pool Experts SG tests pH and free chlorine at the pool. For a swimming pool that uses chlorine, the Singapore limits are pH 7.2–7.8 and free residual chlorine 1–3 ppm.

Every day the pool opens
The licensee must test pH and residual chlorine on site at least once. NEA does not accept tests only on the days the contractor visits.

Every month
An SAC-accredited laboratory (accredited by the Singapore Accreditation Council) tests a water sample. The results go to NEA by the 14th of the following month.

Every quarter
A Legionella test (Legionella is a bacterium that spreads in water spray), for a pool with a spray or aerosol feature.

Contract Options for Homes, Condos and Commercial Pools
One contract format, set to the type of pool and who is responsible for it.
Private Pools at Landed Homes
Pool Experts SG maintains private pools at landed homes on a regular service contract. The contract focuses on clear water, a reliable pump and filter, and early detection of equipment faults.
Condos and MCSTs
Pool Experts SG maintains condo pools for MCSTs (the management corporation of the condo). The contract covers the plant, the balancing tank and the regular water tests.
Clubs, Hotels and Commercial Pools
Pool Experts SG maintains club, hotel and commercial pools on one contract. The contract can cover more than one pool, the shared plant room and any water feature on the pool’s circuit.
Filtration System Maintenance
The pump and filter must pass all of the pool water through the filter within a set time. This time is the turnover rate. In Singapore, NEA’s code sets a maximum of 6 hours for a general-use pool and 2 hours for a children’s pool.
NEA also tells licensed pools to run filtration 24 hours a day. Pool Experts SG keeps the filtration system able to meet both rules.

Pool Automation, Dosing and Salt Systems

Pool Maintenance FAQs
Does a condo pool need an NEA licence?
Yes. A condo pool sits on the common property, so it is a licensable aquatic facility under NEA rules. A private pool at a landed home does not need a licence. For a condo, the MCST applies for the licence when it takes over from the developer. The licence holder stays responsible for compliance, even when a contractor maintains the pool.
Can you take over from our current pool maintenance company?
Yes. For a licensed pool, NEA expects the laboratory testing cycle to continue without a gap when the pool changes contractor. Pool Experts SG plans the handover so that no monthly sample is missed.
Do you service saltwater pools?
